Rules for putting houses and paddocks up for sale:

If the owner of a house has been offline for 6 months, the house becomes "abandoned". 1 month after being abandoned, the house goes up for sale (or is removed if an instance).

If the paddock isn't used by the guild for 3 months, a "warning" icon appears in the guild UI, and a notice on the door of the paddock says it is abandoned. If the paddock isn't used by the guild for another 3 months (6 months total), the paddock becomes "abandoned". 1 month after being abandoned, the paddock goes up for sale (or is removed if an instance).
When a house is put up for sale:
- The contents of chests in the house (items, kamas) are transferred to the bank of the house's former owner.
- The house's base value in kamas is credited to the bank of its former owner.
When a paddock is put up for sale:
- Breeding items in the paddock are transferred to the bank of the guild leader.
- Mounts in the paddock are transferred to the stable of their owner.
- The paddock's base value in kamas is credited to the bank of the guild leader.
For both of these, a check is done every hour, and that allows you to buy a house or a paddock at any time.

1 month = 30 days
3 months = 90 days
6 months = 180 days
1 year = 360 days
The relisting of abandoned houses and paddocks is performed on the first Wednesday of each month, during weekly maintenance.
As a reminder:
- A house is deemed abandoned after 3 months without the owner logging in to the server (the status isn't visible on the house door).
- A paddock is deemed abandoned after 3 months without any of the guild members who own it logging in to the server.
When a house is put up for sale:
- The contents of chests in the house (items, kamas) are transferred to the bank of the house's former owner.
- The house's base value in kamas is not credited to the bank of its former owner.
- When a paddock is put up for sale, items and certificates are not returned to its owner.
Note: There is no random delay after server maintenance while houses and paddocks are progressively put up for sale. They are available as soon as the servers open after maintenance.

When a paddock is put up for sale:
- Breeding items in the paddock are transferred to the bank of the guild leader.
- Dragoturkeys in the paddock are transferred to the stable of their owner.
- The paddock's base value in kamas is credited to the bank of the guild leader.
Note: The random delay after server maintenance for houses and paddocks to be progressively put up for sale is between 4 and 24 hours.
